Skyline is a residential complex concept located in the green district of Germasogeia, offering panoramic views of the sea, the city, and the natural slopes. The project is designed as a balanced living environment, providing a sense of openness, privacy, and well-developed infrastructure for leisure and everyday life.
One of the site’s key advantages is its location: the project is conveniently situated near the coastline and the marina — approximately 12 minutes from the sea and 15 minutes from the marina. At the same time, the complex grounds have a calmer character, with natural topography and open views that create a sense of distance from urban noise without sacrificing ease of mobility.
The project draws on the site’s strong natural potential. The plot has a slope and reveals different vistas depending on the vantage point — of the sea, green landscapes, and the urban horizon. This became the foundation for the planning strategy and the formation of the complex’s architectural accents.

The master plan is organized as a logical system of private and shared spaces. The territory is divided into two main sectors — Sector A and Sector B — while the central area is designated for common spaces and landscaping. This approach creates a clear circulation structure, distributes functions effectively, and ensures the comfortable coexistence of different housing formats.
The project offers a variety of living formats, making the complex flexible in terms of lifestyles and needs:
Sector A — three-story buildings with apartments and terraces oriented toward scenic views.
Sector B — duplex homes with private courtyards, terraces, and the option of an individual pool.
The architecture of the residential blocks is defined by contemporary horizontal lines, deep terraces, and clean geometry, supporting the overall character of the complex — restrained, recognizable, and comfortable for everyday living.

The central element of the complex is the common area, designed as an active space for recreation, sports, and residents’ social life. It includes:
pools for different age groups
- lounge areas
- café with a terrace
- lobby and waiting areas
- gym and auxiliary facilities
- coworking space
This zone forms the core of the complex and supports a “resort living” format, where key leisure amenities are available on-site without the need to leave the development.

The visual concept is based on a combination of natural textures and contemporary façade solutions. The palette incorporates wood, stone, metal, and glass, enhancing the sense of quality and natural integration into the landscape. The finishes were selected to ensure the architecture feels current yet “warm” — without excessive austerity or unnecessary ornamentation.

Designed as an ensemble of three-story residential buildings featuring one- and two-bedroom apartments, the complex is organized to follow the site's topography and optimize scenic viewpoints. Thanks to the elevation changes, each volume has its own logical entry level, ensuring privacy for the residents.
The architecture of the sector is defined by horizontal lines, deep terraces, and the clean geometry of the facades. Large panoramic windows open up the views and create a sense of spaciousness within the units, while terraces up to 3.5 meters deep serve as a seamless outdoor extension of the living area

Sector B is designed as a group of two-level houses arranged parallel to the road at different elevations across the site. This approach allows the development to integrate naturally with the terrain while maintaining a clear spatial structure and comfortable distances between residential volumes.
The planning logic of the sector is centered on privacy and diverse living scenarios. Some houses feature an entrance at the ground-floor level with open parking, while the private courtyard is accessed via external stairs or directly from the first-level terrace. The option to install a private swimming pool within the courtyard further enhances the concept of individual living within the complex.

Another portion of the houses is organized with ground-level entrances, covered parking, and terraces on each level. An additional advantage is the rooftop, which can be used as a private relaxation area with scenic views and open space suited for evening activities.
Sector B establishes a more intimate residential rhythm, creating the feeling of a standalone home with its own outdoor space while maintaining the integrity of the overall concept of the complex.

A distinct part of Sector B consists of three detached, larger-format villas featuring three bedrooms. They are designed as the most autonomous housing type within the complex, with a strong emphasis on privacy and generous space for family living.
The rear yard of each villa is organized around a terrace and swimming pool, while the plot itself transitions seamlessly into a green zone, creating a sense of openness and a natural setting without direct development behind the homes.
